When your initial tenancy agreement expires you can either:
- leave the property (with 1 months notice).
- do nothing and the contract will revert to a month-by-month rolling basis.
- request a new tenancy agreement for a fixed term.
It is important you understand your rights in regards to which option you choose.
Leaving the contract to revert to a month-by-month rolling contract is great for flexibility, as you are not fixed to a fixed-term contact and only need to give 1 months notice to leave the property, however this means your landlord can also increase your rent with 1 months notice or serve you notice to vacate the property.
Having a new tenancy agreement drawn up will limit your flexibility but will secure the property and the rent for another fixed period.
